  • How do you screen applicants?

    We use a consistent application and screening process designed to help make informed leasing decisions while complying with applicable housing laws.


    Screening may include verification of income or qualifying financial resources, credit history, rental history, identity verification, and other legally permitted screening information.


    Our screening standards and procedures may change as Colorado and local rental laws evolve.


  • Can a property manager help reduce the risk of problem tenancies?

    Professional screening and consistent lease administration can help reduce risk, although no screening process can guarantee how a tenancy will ultimately perform.


    Our team uses established qualification standards, documentation, and screening procedures while following applicable federal, state, and local housing laws.


    Once a tenant moves in, we also assist with rent collection, maintenance coordination, inspections, communication, lease compliance, and documentation throughout the tenancy.

  • Can I be involved in managing my property?

    Some owners prefer to remain closely involved in maintenance and property decisions, while others want a more hands-off management experience. Our goal is to handle the day-to-day management while keeping you informed about important decisions affecting your investment.


    Owners also receive access to an online Owner Portal where they can access statements, invoices, documents, and other property information.

  • How do you handle maintenance and repairs?

    Residents can report maintenance issues through their Tenant Portal, and our team coordinates with qualified vendors to evaluate and address necessary repairs.


    For larger expenses or non-emergency improvements, we communicate with the property owner in accordance with the authorization terms established in the management agreement.


    Emergency situations may require immediate action to protect occupants, prevent additional property damage, or comply with applicable laws.


  • Is there a limit to what you can spend on maintenance without contacting me?

    Our authority to approve maintenance expenses is established in your Property Management Agreement.


    When a repair is expected to exceed the authorization amount in your agreement, we generally contact you for approval before proceeding. Exceptions may apply in emergencies or other circumstances where immediate action is reasonably necessary to protect the property, occupants, or owner's interests.


    Please refer to your current management agreement for the specific authorization applicable to your property.


  • How will I know what is happening with my property?

    Communication is an important part of our management process.


    Owners have access to an online Owner Portal containing financial statements, invoices, documents, and other information related to their property. Our team also communicates directly with owners regarding significant maintenance needs, leasing decisions, property concerns, and other matters requiring owner involvement.


  • Can you help determine what my property should rent for?

    Yes. We evaluate current market conditions, comparable rentals, property features, location, condition, seasonal demand, and other relevant factors when recommending a rental rate.


    Our goal is to establish a competitive rental rate that balances rental income with marketability and vacancy risk.


  • Can you provide references?
